Foundation Brick Repair

We fix spalled, loose, and crumbling brick on foundation walls and piers. We cut out the failed mortar with an angle grinder, then reset the brick by trowel in Type N or Type S mortar. On older foundations, we match the original soft lime mortar so the repair doesn't crack the surrounding brick. While we're on site, we also check for clogged weep holes and for soil that slopes toward the wall.

Brick Foundation Tuckpointing

We grind out cracked and recessed mortar joints to about 3/4 inch deep, blow out the dust, and repack the joints with fresh mortar using a pointing trowel and mortar bag. Then we tool each joint with a jointer to match the existing profile, usually concave or flush. Most foundations need this on the lower courses first, where splash-back and freeze-thaw cycles wear the joints down fastest.

Foundation Brick Replacement

We remove cracked or spalled bricks with a plugging chisel and lump hammer, then set salvaged or closely matched replacements in fresh mortar.

Brick Foundation Crack Repair

We repair step cracks and hairline cracks by repointing the affected joints. Where the wall has shifted, we also set stainless steel helical crack ties into the bed joints.

How Much Does Foundation Brick Repair Cost?

Foundation brick repair typically runs between $480 and $4,350, depending mostly on how many bricks have spalled or worked loose. The final price also hinges on whether the original soft lime mortar needs a custom match, how far the damage extends along the wall, and whether any piers have to be reset.
